Is Now a Good Time to Sell?

 

As many of us gear up for a new year in the real estate market, many questions come to mind. One of which that most owners consider is, “Is now a good time to sell?” While the answer may not be as simple as saying yes or no, there are some things to consider that may sway your decision on listing in the near future. 

 

According to Matthew Gardner, Chief Economist for Windermere, millennial buyers were expected to hit the market in a big way. While Matthew predicted that millennial would make up a large piece of the buying market in 2017, they only ended up contributing to 34% of buyers in the active market, actively seeking out lower priced locations and home. The San Pasqual Valley is bordered on the north by the city of Escondido and on the south by the city of Poway and the community of Rancho Bernardo.

The Legacy Homes & Estates Real Estate team has recently listed three homes in neighboring gated communities in the San Pasqual Valley; all of which are within the limits of the awarding winning K-8 San Pasqual Union School.

For some that don`t know much about the area, much of the valley is part of the San Pasqual Valley Agricultural Preserve, home to citrus, avocado, and dairy farms. With the low inventory in the Rancho Bernardo, 4S Ranch and Poway areas, many are frustrated with their house hunt. It doesn`t always occur to prospective home buyers that if they expand their search just a few miles, they can open new doors and view more homes that are only a few minutes from their desired neighborhood.

The Escondido city limits border on Rancho Bernardo, and what few realize is that although the zip code is Escondido, many homes on the South end are just a few miles from Rancho Bernardo, 4S Ranch and Poway and the I-15.

The change in zip code can not only up the inventory for buyers frustrated with a lack of options, but can offer larger, luxury homes for much less than they would pay for the same house within the Rancho Bernardo,
